My PMLs are people with self-directed IRA who are perfectly fine with 5-year term while earning double-digit returns passively tax-free in their SDIRA. 

I was able to get a HELOC on the first one for 90K because it was a condo in Florida and doubled in value (has since crashed). 

Just want to double check I'm not going to run into any issues.

We have a PMS which also doubles as channel manager and is also integrated into our site. 

This new area is basically double the housing cost then the first, but I think finding the team to manage will be much easier.

Not when I can build a home and 9 months later sell it and make 100k even after tax thats 60k and basically a double your COC so rentals at small deltas just dont really do it for us except tax breaks but I dont like to let the tax dog wag the tail.

You have a personal issue- car engine blows up, so you tell your tenant that they need to pay double the rent for one month so that you can get your car fixed?

@Angelica CrawfordIf you sell a property for $500K, you need to buy a property for $500K to fully defer taxes in a 1031 exchange (there is slight nuance, and ALWAYS double check with a CPA).
