It's a fairly unregulated space (charging grandma $750 to puts around for 3 hours, after moving the old box from the horizontal sensor, which was the only problem with the garage door to begin with), so some combination of carefully reading reviews (you have to actually read them to make sure it's not 200 fake reviews), and maybe not giving them the full contract all at once, is in order.

However, the best way to get a feel for rental rates compared to values is to review/underwrite properties in the area - only after reviewing/underwriting many will you begin to see a pattern.

You may have your lawyer review the contract/property management agreement.

I suspect these hosts are buying off bad reviews.

They can review the restriction and let you know if there’s a straightforward path or if it’s going to be an uphill battle.

Credit report - We review their credit report for payment history and ongoing bills.
