I could see in certain circumstances (and for certain amounts) where I might be less hesitant, but still probably have some discomfort with making the offer to wire.Everyone is different though.

It certainly is a pain to sit on a low ball so you never know 12k may not be worth the discomfort

Get tenants, and be comfortable with as much discomfort as possible so you can get the property to cashflow.If you do that one thing, and you continue to live below your means, which you must be if you have 20k saved, you'll be able to buy another property next year (maybe sooner) and the real snowball effects will start accumulating.

Now, I'm finally embracing new challanges like being a landlord as well as the "discomfort" of house hacking
