Super cool idea I think - win-win for everyone, you make extra $, cleaner makes extra $, guest gets what they want and can have a unique memorable experience.Opens the door for lots of different "package" types What's the downside?

Duplex appraised 380 (super ****ing low ball) brings in an estimated 3,900 a month in rents. buyer agreed and SIGNED addendum to purchase at 397,500. day of closing they dont show, tell us they didnt know what they agreed to pay over appraised value and are trying to get us to accept 386k. my agent had me lock in our month to month long term tenant to a year lease for THEIR lender and now they pull this.. they have only 5k in escrow account.. my agent wont reduce his commission from 3%-2% to help bridge the gap. suggestions?? 

I think having a network and accountability is super important but I would steer clear of any guru type offerings.

And with the amount of scams out there regarding rental property, I would be super weary of anything requiring payment before I see it (and that includes an application fee)

They were super slow, had literally no idea how to read a basic purchase agreement contract, messed up on most of the paperwork, and ultimately were going to cause us to close 2-3 weeks late, with a lot of extra fees and less LTV than originally promised.

Now reality.. unless your using funds from a super successful business.. most most starting out are not sitting on piles of cash or have family offices.. so debt is the only way to get in the game.Also short term debt were your in and out can work.. but it also can bite you in the butt.. look at all the builders that went down in the crash.
