I've spent the last several months totally immersing myself in education and trying to decipher the best market/vehicle for me personally.  

@Wayne Brooks  I bet could decipher  this..But it sounds like you may have bought a HOA lien which was junior to a mortgage or trust deed.and it sounds like the mortgage or trust deed went through the foreclosure process and extinguished your rights to the property.. if this is the case I suspect you lost your money and they will evict you if your living in the property or if it has a tenant they will introduce themselves as the new owner and start collecting the rent.

You will have to decipher what's required and produce it or more than likely engage and hire an architect/engineer.

@Matthew Ryan and @Roberto Moita as far as I can tell, still some deciphering needed with the federal law, Opportunity zones are superior to 1031 Exchanges if you plan to hold the asset for 10 years or more. 

Decipher those and your business will grow exponentially.I would love to know how you fair over the next few months.

Now obviously all the properties that's own by these companies are not deals, so how do one thats an novice investor decipher what's a deal and what's not..
