Between the spike in people traveling and the demand for lodging along side people trying to buy their primary home; it has created a perfect storm for law makers to crack down on this.

Big money is entering rent by the room strategies, but I'm concerned they are going to crack down on this harder than Airbnb.

I would suggest a different alternative, one that doesn't put a member of your team on the potential receiving end of 2:00am calls with an expectation of 30-minute callbacks.I haven't seen it yet, but I suspect this will become an auditing mechanism for some of the local municipalities that want to crack down on STRs in their area, and it's a really easy one to vet.Something like PATLive, a VA team, or any 24/7 answering service could provide a solution here that will not even potentially run a member of your team down.Alternatively, you could use a management company who does all of this already.

Plus, regulations are starting to crack down on text messaging, so I'm not sure if that will last much longer.

My REIA members have told me the counties here that I invest in are starting to crack down on the Bandit signs....

I spoke with an inspector about 6 months ago in Hoover who said they will be cracking down on homeowners doing unpermitted and unlincensed work on their homes (he was referencing flippers) if work totaled $10,000 or more - though he didn't say exactly what the crackdown or penalty was going to be.
