Hey Donald,   I use Cozy for every tenant that is even remotely interested in the unit. 

I am strongly considering the use of Cozy or Well's Fargo's deposit only ATM card for new tenants the next weeks .

Cozy is nice but they don’t have an app and they don’t syndicate to as many websites or give you a business website.

Now I'm looking for a better, more accountable and recordable system for recording maintenance requests, issues, and expenses, and noticed that Cozy had added these options.

I use Cozy.....but if you weren't happy with Smartmove, you many not like Cozy either....kind of same concept....everything is filled out online by the tenant unless you want to input all the data and collect the fee etc

Memphis is a great market to invest in so much that I quit my cozy job as a biomedical engineer to move 1/2 way across the county to divulge into the real estate market in Memphis (I am originally from Utah).

As long as I have a good idea of what they could be renting for, I'll feel confident in my valuation.I use Cozy for credit and background checks, and rent payment portal.

There are also good highway, bus and commuter rail services into Boston.I've done one flip in Rockland and currently have another under contract in Halifax.Given the landlord/tenant laws in MA, I will continue to confine my investing to fix & flip, rather than buy & hold.

I took a look at the following: Rentec (which we previously used), 123Landlord, Buildium, Cozy, Easyrent, Rentpost, Tenant Ledger, Smart Property Systems and Tenant Cloud.  

Still a bit on the crowded side for my taste, but they have nice people and some cozy houses.One final aside...Greg H. saw Scorpions live.
