The only thing is the HOA fees go up and they can do special assessments and you have no control over it.

You can make more money if you have full control, but your time needs to be considered. 

We do nice kitchens and stainless appliances, have cleaning service, pest control, landscaping and address any maintenance issues immediately. 

Have a bit more control of my time. 

You lose all of the control and these are long term investments - but in my experience the returns match what I had on the active real estate and I am hiring professionals to manage the assets.  

Now some choose to do it with TK companies and give up the control factor that you have with your investments.
