Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

That's an entire year of cash flow out the window.This is a common, conservative scenario.

And it's a common action, for anyone/everyone, to take what there experience is and label it as a universal state of things.

It happens with common names as well as less common names.
