Now we are only saving $33,762.99 in interest (43.5%) and we have combined monthly payments of $632.41 + $304.16 = $936.57   Note:  I must presuming there is some assumption about the characteristics of the LoC or  how/when/if it gets repaid which I missed earlier in the thread ... otherwise ....     

Advice on Layout/Design: For those who have added ADUs, do you recommend standalone units, garage conversions, or a combination of both?

Almost all DSCR loans will have either A) a prepayment penalty which prevents you from selling or refinancing within a given period without paying a cost, or B) a combination of higher rates and points to offset the lack of a prepayment penalty.

The more affordable price points, combined with a steady rental market, provide some peace of mind.

A laundromat is certainly much easier to sell than a bakery or a real estate brokerage...The real magic happens when you combine both (biz and REI), one to generate cash, the other to invest, grow and tax shelter.

The combination of OOS + S8 is toxic.
