HELOC bank doesn't want their line used as a term loan on real estate they don't have collateralized and the bank that you apply for a loan for doesn't want your down payment to be borrowed.If you wanted to get the HELOC for home improvements then decide to draw on it for liquidity, had it sit in a bank account for a couple months and then applied for a MF loan and used it as the down payment, you'd have to answer no to the question, "is any part of the down payment borrowed".

DSCR requires No income, No Taxes and Commercial requires a PFS, occupancy ratios usually above (90%), Credit scores above 720+ much higher assets for (PITI reserves and overall risk, landlord seasoning, and more.A Heloc can be used in most cases for anything but when you are trying to buy a commercial building which is higher risk, the committee/UW can and in most cases will deny it if they feel you are over extended low assets or with no landlord experience, unless you have a meaty amount of equity to cross collateralize for a junior lien on another property.

DSCR is for when you can't qualify on your own and want the rent to be the collateral (in very general terms) and when you are house hacking, you want the low money down.

What would work would be using a US lender if you have US collateral to give but that would likely defeat the purpose and you probably don't need me to tell you that.Finally, there is a lot of inaccurate information around about investing overseas.

Here’s how I do it1- I do not “cross collateralize” assets, i.e., if I default on one asset (god forbid) the lender can not come after any other assets2 - I do NOT sign personal guarantees - I’ve got two banks that lend to me without a personal guarantee, but only up to 50% LTV.
