If you’re not looking to move and want to keep your VA loan for a future property, pulling equity from your current home could be an option.

Architecture did a design and well respected contractor estimated the buildout of 4 plex would be an additional ~800k for total project cost of ~1M. it would be ~1.2M for the 7 plex.  

But Columbus tends to be an easier market to manage with fewer surprises, especially if you're not local to the area.
