Mortgage application activity has already seen a bump as primary mortgage rates are nearing twenty month lows around 6%, FHA in the very low 5%'s (and I've even heard of 4.875%'s floating around..) with DSCR rates now in the low to mid 6%'s depending on credit profile. 

Everything always goes back to its norm and rates will come down slightly to its more recent norm (5’s not 3’s) and prices will come back in line with income.

I don't know if this is one of the new things or not, but this is now in there under 3.7.7, "You also acknowledge and agree that we may on occasion offer discount pricing for your Property; provided that (i) any such offers will be available with respect to a broad number of Listings and not limited to your Property; (ii) we will provide you with electronic notice of such discount(s); and (iii) you may opt out of a particular offer."

The only reason you should not enforce action is if its contrary to an applicable law or regulation...Here is another section from Seller Covenants:Seller agrees to honor requests for execution of endorsements of Mortgage Note from Seller to Buyer if made within thirty (30) days following the Transfer Date, after which Seller shall not be obligated to honor such requests.So if there was an issue with a prior document, after 30 days they can tell you to go pound sand - and based on court documents, this has happened. 

They seem like ambitious guys in their 30's and 40's who have flipped houses themselves and have worked in the finance market before starting FTF.

In areas that are very tourist-desirable, like coastal/beachfront resorts in FL tiny homes can provide an alternative to higher priced hotel rooms and attract a younger clientele that is not looking to book the large (sleeps-12-at-a-time) condos.

I am not expecting it back to the 2020 rates but something more in line with 5's and 6's I would not be surprised. 

Maybe coastal Carolinas. 

I am also planning down the road to expand to different areas, such as mountain house or a different coastal area.
