The walls are being pushed in from expansion of the clay ground.

@Clay SmithVery true, but I think I might work an area that I am very familiar with and can work some contacts where I grew up and with less competition but maybe in some time I will come play with the big boys.

This necessitates additional (expensive) tear off costs, sistered rafters & all new sheeting.Then there is the possibility that the replacement of the original clay pipe sewer lines will be another unexpected cost along with the need to install sump pumps that must pump to the new french drain you created out back, rather than into the sewer. 

It isn't the golden tablet that will turn you into a perfect wholesaler, but it is a good start.  

What if it needs more than scope and a full relining if it's clay?
