The tenants power was shut off for non-payment and I need to put the account back in my name.Recently my HOA sent me photos of my rental townhome with a gas generator running in the yard and the electric meter missing and shorted out.

It's probably an upper C to lower-mid B class rental but I am trying to church it up some.

It appears they've remotely shut down the panels as they haven't been producing for the last month. 

On REOs, HUDs, VAs and other you can get inside but most of the time the utilities are shut off, and heat has been off for a long time at least one winter, in some cases more than one winter and are possible freeze damage to water pipes, hot water heat pipes and even boilers/hotwater heaters. 

This is when Pandemic shut down happened. 

There is alot of chatter in Houston about them shutting down STR's but I believe it will go into a paying for a permit phase more realistically.

I am looking at acquiring two bed and breakfasts whose prior owners did not keep good records or shut down because of Covid. 2M and 3M sale prices.

So we worked through Covid shut downs..

They move in with friends, family, church puts them up somewhere.  

They have actually shut down new section 8 applicants for people who want to get on section 8 because there are so many existing renters who are looking for housing and so few landlords that want to do it.
