Many are run by fake gurus who are just repackaging stuff they found on BP and repackaged as a get rich scheme that they sell by showing pictures/videos of people partying on a beach and things like that. 

At this point, I want to save anyone else from experiencing the loss of money and loss of confidence in their ability to judge and trust 3rd parties.

The ongoing issues are seriously impacting my financial tracking, and it’s disappointing, especially when other budgeting apps using third-party services seem to have no trouble with reliable syncing.I’ve been looking into alternatives like REIHub.

Completing AP requires the other party to file a suit in court during which the judge determines that the case has merits, and ultimately transfers the property to the filer.

I feel that should definitely get you the most interested parties seeing it and therefore obtain the highest and best offer terms. 

Or you can sell it, split the equity, and go separate ways.I'm not a fan of borrowing from family/friends unless all parties are honest and everything is documented in a written contract.

I have never seen any financial statements or documents or 3rd party audits etc.  

That is why PreREO requires the defaulted note buyer/partner to file for a court hearing requesting a third party independent receiver to be given court approval to accept rent on behalf of the actual owner of record and divert the funds to you, the note buyer prior to taking title via a completed foreclosure.
