Let the cops handle it as you never know how a parent might react to some guy asking about their kids and following them. that is scary **** and you might end up being arrested - not them.

Make sure the rent doesn't specify any type of % of gross sales, profit sharing etc. as then you could be considered a partner and increases the likelihood of confiscation and arrest.

I was talking to a potential off market seller, who happened to be a RE broker, and he brought to my attention illegal activity in wholselling in the Houston area and that wholesellers where being arrested. im not sure if he was just full of it and trying to scare me, but I figured I would check anyway.

The way I see it, there is no lease in place and they aren't living there so I could have them arrested for trespassing if they show up and I can simply remove their things and proceed with renting the property to someone else.
