I think it can be done if you buy far enough below market value, but with so many carbon copies of your condo in the complex they just don't appreciate as quickly as detached single family homes.

These homes would be 1/1 and 2/1 high energy efficient homes.The theory behind these is to create affordable housing with a reduced carbon footprint that can be owned by the typical person that would rent.As an investor do you see this as a viable opportunity?

Which means if one of your tenants gets sick or dies from carbon monoxide inhalation from a heating or cooling source, there is no coverage.I would suggest working with a company that allows you to be free of co-insurance requirements so you can insure at a value you feel comfortable with.

If it's in good shape, we turn it over ourselves quickly and move on, charging tenants for any materials that we feel are over and above (like our carbon monoxide detectors were missing, so we charged them for new ones).

We do it for a few reasons:It's to see if there are any Lease violationsWe make sure smoke/carbon and fire extinguisher are workingWe make sure place isn't so filthy it's going attract pestsWe make note of anything nearing the end of it's useful life.Then this report gets sent to the owners and we keep a copy.

Beginning in 2017, this fee will be eligible to be collected in the month of August.A $3.61 monthly surcharge may be collected by the landlord for the Systematic Code Enforcement Program (SCEP) fee.A $3.00 surcharge may be added to the rent for the installation and cost for a hard-wired smoke detector or a combination smoke/carbon monoxide detector.Meaning, if you pay for utilties, you can add 1% of rent per year, I believe up to 5%.
