Just something to keep in mind regarding timing your visits....might want to get there before Fall, lest you get caught in a long escrow and then might have to wait until Spring to find tenants at the optimal rent.While I am in agreement with you that the winter we see a much lower tenant demand I don't see something as small as a slightly longer vacancy period as relevant to making an investment this large.In the grand scheme of an investor's time buying & holding an investment property what time of the month they purchased it 1 time is less than a drop in the bucket.

They are a drop in the bucket in the grand scheme of things but those costs are higher.My calculator runs approx 10 exit strategies and I evaluate it from there.

I had about 30 million in credit lines for my hard money company 8 with them and they were the only ones who kept my line every other one called them.. so we were put out of business and this bank lowered it to 4 million but I was just happy to have enough to make a living when things got so bad.. so that's my long winded story.. is there potential to grow then whats 24k its a drop in the bucket in the larger picture.

My tenant caused damage by leaving carpets with excessive cat urine and vomit all over, burnt holes in it with hot coals in a plastic bucket and pretty much never vacuumed stairs, cleaned shower etc etc.She wanted some TV wires back that she left so she was organizing a painter to come and fill the holes and repaint them.
