In regards to practicing analyzing deals, to build an analysis process I browsed the MLS and scoped out some deals that looked interesting and would analyze them in all aspects, as I would if I were actually going to buy it. 

I'll be looking more at Texas in the next few years, and I've been looking (browsing really) a bit in the Dallas, Houston, and El Paso areas.  

Use zillow or redfin to "browse" recent sales or for sale properties to also give you a better idea about sale prices, or zillow/apartments.com/zumper/etc to get an idea of prevailing rents in those areas.Try to find a local landlord / apartment owner / real estate investor club where you can talk with others about where they are investing in the local area.Find an agent experienced in working with small property investors.

There are IRS agents that browse this forum for personal use... just saying...

I’m not a huge fan of open houses, most often you’ll just get neighbors and those who are browsing.

I was browsing airbnb to try and find our what I could charge for a new house.

Since then, I've been listening to podcasts non stop, browsing through forums, reading tons of BP articles, and scouring around for reading material (REI & business books). 

I browsed around Zillow and it looks like some of these flooded properties do not look discounted.I would like suggestions on what areas to buy.
