I do supply the 1" light-filtering miniblinds from Lowes (Project Source) - and yes, they get broken pretty easily, but I charge for their replacement on turnover if they are damaged, as @Kenneth Soles does.With the blinds installed, the units show better, create some opacity to thwart people trying to ascertain if the unit is vacant, and provide some privacy once the tenant moves in.

For outbound, you’ll need to get lists of addresses and tons of data from platforms that pull county records on a daily basis like bathleads and propstream so you can filter those records more easily by potential motivation indicators like foreclosure, eviction, probate, etc.

Waking up at 6am to conduct repairs before work, staying up until 1am after work showing properties, buying supplies at Depot/Lowes, repairing more properties, and calling back applicants since no one in D-class has/uses email, ever.Confronting the realization that no screening any PM will ever do can filter out for populations that live off the grid and outside of traditional credit markets. 400-500 credit scores are expected, past landlords that were unreachable, and jobs that were often cash money with little/no documented receipts.

When things were less competitive (I'm in 4 Corners) I had it turned off but we're already at less than 50% occupancy for the year the last 1.5 and having it off would increase that likely fairly substantially.If the platforms had better filters it wouldn't be a problem.

A good place to start your search if you're not sure what area of the country you want to invest in• BiggerPockets Deal Finder (on market)- once you have an area or two in mind this is like using zillow on steroids because it has investor specific filters and does some of the analysis for you for example you can filter by rental yield and it will also show you homes that analysis shows are underpriced for their market• BiggerPockets Deal Finder (off market) - Maybe not best for your first deal based on your description of your current status and goals but helpful if in the future you want something that you can force appreciation, most of these homes are in foreclosure • BiggerPockets Calculators - as a BP free member you get up to 5 uses of the calculators free every year, as a pro member you get unlimited uses of all the calculators, and you can save each analysis you run so you don't have to come back and redo it every time.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.
