I would recommend taking some time to build relationships with local brokers to help breakthrough this, or find alternative methods of deal sourcing that aren't readily available to every retail investor with some extra cash looking through Zillow.

Some sites that I have found: auction.com; hudhomestore.gov; aldridgepite.com (CA attorneys with foreclosures in many states); homepath.com (Fannie Mae REOs); local county auctions (list available online); hudsonmarshall.com; williamsauction.comRecent breakthrough: very nice vacated home with garage apartment; taxes paid; owner deceased three years ago; finally found lien holder on County Clerk records, but bank reported it was not REO (presumably because foreclosure was not completed); **** located foreclosure attempts to notify heirs in Judicial Records on County website -> contacted attorney representing bank -> attorney recorded my interest and will recommend bank sell to me, rather than foreclose  - > to be continued...
