I was born and raised in Sacramento and an investor, broker and own a boutique real estate company.

I am now a full-time trainer and manager at Bohemia Realty Group, a boutique firm specializing in residential apartments in upper Manhattan.

As an aside Jeff when I had my little boutique real estate shops.. this is how I would help the new agents that came to work for me. instead of the team concept ( I did not really want a team) I would hand out my properties that I would normally list myself or my wife would.. and we would give them a 1% list fee.. average price points 250 to 500k.. so it was not nothing but not normal.. but it got the newbie in the MLS so in a way it was paid training..

Personally, I’m a fan of smaller boutique firms with a high level of broker (broker-in-charge in NC) cooperation and support.

My goal for 2023 is to put the arbitrage portfolio on autopilot and start acquiring STR and boutique hotel properties in the western US! 

The biggest hotel has 70 rooms and the rest are small boutique hotels.  

@Lilach AdoniMany of the properties attached to country clubs have restrictions on rentals and/or transferring your membership amenities.It is worth looking into the financial viability of the country club itself; the developments with many houses and forced membership with mandatory transfer fees seem to do better than the boutique clubs with far fewer homes and/or optional membership.Also, keep in mind when you go to sell, the buyer pool is drastically reduced and generally makes these properties less liquid.
