Would it be smarter to just try and do a seller financing option instead of even trying to bother with the loan assumption?

I just don't bother anymore.

The owner never bothered since they were only there during the times of the year when they felt it wasn't needed. 2) There is no washer and dryer, 3) the home is a 2 bed 2 bath plus a basement, which the basement needs some paint on the walls and new carpet, but not much.

I figured it was the well and did not bother to check if it worked, i buy houses as is and dont mind replacing the pumps or piping if needed.  

Plus we are not bothered by diapers flushed down the toilet and late night calls about things like that. 

It's just that, until VestRight, there has not been any land developer that has bothered to create a course to teach others.Thanks again!

If you're in an area with mainly young families or maybe an older generation who just want to live by themselves and not be bothered with people living in the same structure as them, then the home is probably less valuable.One thing I do with some of my investments is to convert it in a way that is easy to be removed.

We have a tenant that is smoking out of the window of a non smoking apartment and it is bothering other tenants.

I personally wouldn't bother with an attorney.

I would never want to be bothered with any of it.
