There is 2 VERY different ways people are going about these sub2's today that make it impossible to say anything on sub2 without defining which one is doing; the "shady-as-hell" popularized trending way, or the well capitalized, professional, trying not to do things shady AND ready to make things right if anything blows back way, which let's be honest maybe 5% of those in the space practice today.

I'm assuming that once these platforms become more accepted as just another asset class (no different then mutual funds) to invest in for one's retirement (and I do believe we're going that direction) the restrictions on who they let fundraise on their sites will actually decrease a bit as the occasional blow up will do far less damage once RE crowdfunding has a lengthy track record.

To non-technical people (no coding ability), it's mind-blowing and magical to get a game of snake coded up for you, or similar toy program.To me, someone who tries to use it constantly, I am continuously disappointed.

You could still keep them guaranteeing the lease even if they sell the business.You do not want them selling to joe blow that runs it in the ground and goes dark.

You can have Home Owners and Flood Insurance and the Big Bad Wolf will blow your house down and then, you need to pay a lawyer to try to collect damages from Insurance who may never pay you.

As someone who reports to sec for our loan portfolio - blows my mind how loans held for sale must be reconciled and valued frequently where as held for investment never have to be adjusted.
