In my case the property is old, bought in the 1980's and was a primary residence for many years,(until recently), there would be a significant amount of money spent on capital improvements over those years that could be added to the 250K exclusion + basis that could be deducted in a typical residential sale.Therefore is that extra capital improvement deduction lost in the 1031 transaction ?

I asked my agent why the Sellers would downplay the property as only 1,895 sq ft and she said it looks like the current owners bought the house with the sunroom install, but could’ve later added the heating/cooling systems BUT, didn’t go to the county to get it permitted/assessed to be added as true sq footage.

You are correct that only certain states allow them.Citation- Wikipedia, so...possible clarification could be added, but this does a good job of summarizing what a SLLC is vs a prent Child LLC (or whatever you call what we did.)"

thanks If you bought it vacant, then many of the expenses may have in fact been acquisition costs to be added to basis or depreciated separately. 100% bonus depreciation was available on certain improvements or items PURCHASED AND PLACED IN SERVICE after 9/27/17.The 750 have to be in Development or redevelopment, Construction or reconstruction, acquisition or conversion, rental, management or operation, leasing, brokerage.
