Also lots of small things filter & smoke detector batteries need changed, hardware is missing from one cabinet.

I live in a smaller and older suburb of Fort Worth where I am less likely to get tracked down (I see evidence of work on properties all around me that are clearly not permitted or up to code), but also know that the specs on the house will change with the appraisal district once I get the property refinanced. 

I just came back from a vacation to GA and heard about a Mega EV and EV battery plant under construction outside of Savannah that's opening up in 2025 that's expected to employ 8100 people.  

I now want to look into "flipping" new construction or spec home building.

A one time close is extremely rare for a spec build for investor as most are intended for sale .

I built it as a spec like I always do..

They are as in-expensive as any competing importer and nobody matches their specs in the price range.The plywood is good hard plywood not the typical soft import plywood.Their products meet the California Air Resources Board Phase 2 requirements for formaldehyde emossions which is a huge issue with import plywood.Their finish is a UV cured, water based Benjamin Moore stain just like the American product.  

I will spec materials/colors/repair method when I feel it needs to be done a certain way or I want something different/special.  

We are in the process of finding  a HM lender to finance  a lot and spec build.We have a lot that we want to purchase and already have the plans and have built this house numerous times already.One lender is asking to have a permit issued before they move forward.

You just have to remember to put the battery changes on your annual maintenance schedule.
