I like it.A Turn Key BRRRR sounds like a dream come true...Yup looks like I have to go back to the future its how 90% of the turn key was sold Pre 08  people think this BRRR was just thought up and invented on BP in the last few years.. nothing can be further from reality.. its an old accepted practice that was the back bone to HML ing pre 08.the question i need to get answered is the pre approval take out.. so i dont get stuck with a BRRR buyer that cant refi.

Darrell odum   sub too appraisal is the back bone of this type of Scheme.. a long with that you would want an appraiser that is not picked by the sponsor.. and or if they provide you one.. spend a few hundred bucks and get a review appraisal...

Neither of these means you manage well or invest smart.A few starter tips: invest in VA's when you are answering too many messages (and train them), build relationships with maintenance/housekeepers (backbone of your ops), develop simple systems that keep everything in order.Always best to know what goes into that 20-30% commish before you blindly start paying it so you'll know exactly the questions to ask, or business to build, when you are having success (or want your dinners and kid homework help time back).
