I've had some blue collar ones all the way up to software engineers and everything in between. 

While it's true that if the seller entered into a contract with a new buyer and wanted the same title company to provide escrow and title services that title company may want the release signed for their own internal audits, there would be no reason seller and new buyer couldn't just retain a different title company to handle the job.

However, the people who use rules of thumb don't have sophisticated software that can analyze deeply thousands of potential deals every day!

The very basics would be getting your furniture and shopping list together, keyless entry like Schlage (with backup lockbox with physical key very close as well), looking into insurance, local taxes for STRs, and moreAlot of ways to save time and make it easier to self manage with a property management software like Hospitable and data research like AirDNA.

Seems they will have process, and software system to help and teach.

But once you declare to be running a trade or business - then 1099s do come with the territory.If you really want to avoid 1099s and decide to claim to NOT be running a trade or business - be prepared to lose your business overhead deductions upon an IRS audit.

Because see, they've got a script & the software to tell them how to respond to tenants & owners, what the cost of a repair or appropriate vacancy rate should be, etc... see where this is going?
