The accouterments of the land could be depreciated, even though the land could not.Or say you owned a surface parking lot, the asphalt could be depreciated though the land itself could not.Or at an apartment complex, the swimming pool, tennis courts, playground equipment, and other improvements could be depreciated though the land it self could not.Somebody I know owns land under a national chain hotel.

It's best to get a layer of salt down first to keep the snow/ice from bonding with the pavement, then it's going to be up to the equipment and manpower at your disposal as well as the predicted snowfall totals, duration of event, mixes of snow and ice as well as how clear you need to keep the areas.

i like the idea of just dumping some asphalt or a slab on it and leasing it out to food trucks.... you may find a guy who does a near by office park every day for the lunch crowd and than he can shoot over to your location at 230 and catch the after school crowd...Or you could just buy a food truck and than find a local underpaid short order chef possibly one with a spouse who happens to be looking for work and give them the food truck for 50% of the business you may end up spending less than developing it properly but also making more money if they have really good food and the high school kids keep coming back after they graduate with the new flow of students its a possible gold mine if you had the right menu....

If your numbers are even close to being right this is a pretty thick deal and you should not have any problem finding someone to fund it (Probably not 100% being your first deal) and give reasonable terms.If you are worried about actually being able to do the rehab then look into B but if the only issue is funding pound the pavement and find more lenders and if you don't have a couple grand (if you are buying for $25K even if they want 40% of purchase we are only talking $10K) find a way to get it (Credit cards, HELOC if you own a house, personal loans, friends and family) then make it happen.If you aren't willing to take a little risk to get the rest of the funding then just wholesale it, if the numbers are accurate you can probably get $15K or more.

Of course if you have only a $10k total rehab, that will typically take a bit longer than just a week, but when you get into the $100k and up rehabs, you want to be at or around $10k weekly.Time is your enemy on renovation flips as every week that goes by increases your holding costs (interest, taxes, insurance, maintenance, utilities, etc.) so when you can get to $10k completed weekly, you are saving money in holding costs.Another couple photos:Another additional item completed but not originally budgeted for was the new front gate, new cement at garage area, new gray fence on driveway and new black top coat on asphalt from street all the way down the driveway.

This exact scenario is why the City where I work will not allow pervious pavement in any fire access areas, even though those pavements by design should be able to hold up to the weight of the fire truck.Building codes specify certain things for existing materials and technology, so getting an approval is as simple as meeting those criteria.
