What's something that happened which was unexpected or you didn't anticipate (good or bad)?

I understand that a DCR over 1 is expected (1.25 and above is best) but what if you're expecting that DCR to be say, .97 in year 1 but 1.05 in year 3, based on anticipating rental growth rates?

I recently purchased a rental property and discovered it needs more extensive repairs than I originally anticipated.

My ads are being optimized daily, so I anticipate more leads next week and going forward.

When an anticipated event happens in the market, prices are affected.

If based on the inspection the repair costs are higher than anticipated don't worry just tell the bank based on the revised inspection the numbers don't work for you and throw out a new offer to them.As so many have stated, you cannot assign a contract with a bank but that doesn't mean it can't be wholesaled.

The process unsurprisingly ended costing more than I planned or anticipated. 

Since we have gotten momentum with the new listing on Airbnb, I am booking out well into Sep/Oct/Nov at the time of writing this post and I anticipate that the next few months will produce some positive cashflow.

Better than I anticipated!

Nobody has a crystal ball and the failures in most operating agreements relate to their inability to anticipate  capital needs, introduction of new members, etc.
