Yea, the guide is a living document that I've updated several times throughout the years.

Similarly to what Mark Cruse stated above, provide dignified housing, respect your tenants, and either have a good PM or make sure you are updated on the regulations and best practices for placing tenants.  

Best wishesI suggest you double check the updates and fine print, there has been a LOT of changes on margin accounts, seemingly everywhere.

For example, I work closely with a PM down here in Charlotte so I know what they're going to be recommending for updates/work to be done prior to getting a tenant in place.

Make sure it’s updated though as the IRS will ask for it to be produced quickly.
