As you can imagine, we already have an attorney who specializes in real estate and an accountant who is well-versed in rental property accounting best practices (but she admits she doesn't have a lot of experience on the private lending side of the business). 

The deal fell apart, and not only did we lose the $5,000 assignment fee, but we also lost the $5,000 we had loaned to the sellers, who admitted they knew about the second loan but never disclosed it to us.When we asked the sellers to return the money, they told us it was already spent on Christmas presents and moving expenses, with no intention of repaying us.This experience was a painful wake-up call.

My thoughts are that it would help create more exposure in REI, give me real-world experience, appease the VA when approving my multi-family property and also help me make the plunge out of my W2 (which, admittedly, is slowly sucking the life out of me). 

I'm pretty sure you just admitted to committing several felonies.

Tenant is scamming you, but if the lawyer can write something that says you are not admitting any liability and this is a one time thing, perhaps. 

For the properties where I do use my property manager,  I have to admit that I enjoy that those properties are very passive and I couldn’t even tell you what my tenant looks like if I passed them on the street I just collect a check every month which is very nice. 

I'll admit, I buy at fair value, acquiring nice properties for lease.

Admittedly I am new-er to the Valley, but from driving all over it, it seems that the West Valley is going crazy...they are building as fast as they can. 2 new chip factories and tilt-ups everywhere.I'd bet on the West Valley if it were me....
