If I wind up selling off my Indy properties, I'd go buy in Reno or Vegas - Nevada has low property tax rates and appreciation is higher.

I would love to scoop up a turnkey cabin at a discount :) I have bought probably 25 props through auction . com auctions  ( mainly Vegas) highly competitive anytime they start the opening bid so low it brings out a lot of bidders.

Hello All,Does anyone have experience with converting detached garage units to ADU's in Las Vegas?

Sure as hell beats paying $40k to an actor fronting for a real estate marketing company operating out of Las Vegas or Salt Lake City and providing guidance by a failed salesman reading answers from a script.  

We live and invest in Phoenix AZ so we don't want Vegas due to the extreme weather like Phoenix.

I assume Vegas is not.

Over the last several years casinos have went up, Ford Field (Lions) and Comerica Park (Tigers) were erected and people who loved the city began brainstorming how to revive it.More recently, Little Ceaser's Arena (new home of Pistons and Red Wings) construction started and is due to open Sept this year.

Hey - In March, I purchased 2 4-plexes in Las Vegas as an investment.

I'd probably have better odds going to a casino and gambling.
