Affordability is about 1:3So yeah on the surface it looks like a big difference, but there's a lot of things not controlled for in the stats- There were a crazy amount of houses built in the years just after the war, so housing stock was easy to come by everywhere;- Homes had nowhere near the kind of features they have now - 2 car garages, dishwashers, OTC microwaves, W/D hookups, high efficiency windows, central heat & air conditioning, etc - all those doodads and niceties drive up the cost of housing;- Fewer mortgages were 30 year, so homeowners had to pay (relatively) higher monthly payments;- Rentals were almost exclusively apartments, so there was more supply for buyers;ETCI think these things tend to be more stories that make for good press but aren't really that grounded in reality overall.

Alternatively, you can offer more such as central air when the competition doesn't have it.Avoid areas with a lot of new rental deliveries.

For up/down duplexes, I would ALWAYS spring for full sized windows in the downstairs if you can, and of course the required egress windows in bedrooms at a minimum.

Some won't but I would want that so they aren't pulling random #'s out of the air.

We're not in Dallas, but we converted our STRs into midterm rentals years ago in Denver and Colorado Springs.

Currently trying to close up a deal in Spring Texas but it is a hard time finding cash buyers.

We are new to real estate (1 rental) and are gearing up to get into the game in Spring.

But it's mostly 40s and 50s all the way to end of April, thanks to ice-cold Lake Michigan spring takes a while here.

I am planning to rent it in late spring/early summer.

We're doing 30 and even 40 year fixed using 80% of AIR DNA to calc DSCR.
