@Elizabeth Ross - make sure you are familiar with South Bend - houses for under 100k in South Bend can typically be in pretty rough neighborhoods, so be sure to do your due diligence.

Hey Trevor,I took a trip down south this summer, Memphis, Chattanooga & Nashville. 

I've acted as a "deal warning person" to many new California and a few NYC investors who I've talked to in person, Zoom, and phone calls who want to buy the Midwest or South because the price points are lower.  

(Sidenote, cattle inventory in the US is at an all-time low and now we are shutting down imports from the south because of a parasite "new world screwworm") - so I guess my steaks are going to go up no matter what. 

In any deal/investment that goes south like this, your/buyer's side is responsible bc "buyer beware" is as old as time.

When you get into the remote Chihuahuan desert (Culberson, Brewster, Jeff Davis, Presidio, Hudspeth, and the south ends of Pecos and Terrell counties) where there has been almost zero oil and gas development can you get a patch without pipelines that's big enough to make it worthwhile.

Also, other than RICE insurance, do you pick up any additional liability insurance in case something goes south with the deal and there is a liability issue?
