The May 2024 market report from the Austin Board of REALTORS® (ABoR) shows that the median home price in the City of Austin rose 11.6% to $608,438 over the past 12 months.

-Single-family home sales declined 1.5 percent year-over-year;-Days on Market (DOM) for single-family homes went from 49 to 45 days;-Total property sales were down 3.1 percent with 10,175 units sold;-Total dollar volume was statistically flat at $4.3 billion;-The single-family median price edged up 1.5 percent to $345,000;-The single-family average price rose 3.6 percent to $443,970, which is a record high; -Single-family home months of inventory registered a 4.0-months supply, up from 2.7 months last May;-Townhome/condominium sales continued to decline, falling 9.8 percent, with the median price climbing 12.1 percent to $241,600 and the average price up 7.5 percent to $281,777.

I rented out a tiny commercial space to some ladies that wanted to open a retail clothing store. 10 days after move in they had a falling out and one of them moved her portion of the merchandise out of the store the next day.

I'm based in Dallas.Not really mate, "people buy people" and I never was a fan of "promoting" my business or selling crap from stage.But now that I think of it, might get some branded stand up banners, quick fold up picnic table, 3 pretty ladies and just have a set up in the lobby hahaJokes

I will add, your free to run around with rose colored glasses on, I'd actually prefer persons do that vs the alternative of running around preaching doom is imminently around ever corner as some others do, that's just annoying.

One of my properties the city condemned it and had the lady removed before I bought it, and it was so full of roaches they had to tent the entire house and cut away the bottom third of drywall from rot and mold. 

Medical care costs rose even more this month (.5%), meaning this policy of easing access to more debt on top of medical debt, will be even more inflationary and risky for lenders.This is why passing policies that are inflationary to the housing market are so problematic.
