I think public perception of the Midwest has not caught up to the reality on the ground.

Not sure about FL, but many places don't publicly list the purchase amounts, so tough to know what they sold for. 

My education background is in computer science, mathematics and some corporate finance, as well as have some internship experience in the quantitative finance space.

I am sure I will be very publicly wrong, and you all can make fun of me in two years, when stocks double and real estate prices crash 20% from here, but I just don't know how you can watch this industry, this closely, for this long, and not be raring to go in the current environment. 

Most will have the public off the shelf, and those DO come with the actions that NO they do NOT have to give you ___ time notice, they may, but they also may take proactive measure to immediately act.
