Hello everyone,I’m a Canadian looking to buy a short term rental vacation home in the Kissimmee area.Currently we own a long term rental home in Winter Garden which we bought some time ago, and will be paid off completely in Feb 2029.  

It was off market, I paid a local bird dog $20k for helping to get it to the close and even including that $20k at market rate it met the 1% rule.Today my underwriting would not have a 1% ratio with 80% LTV as positive cash flow in class C.  

We get paid the same whether you take a higher rate or buy down, but there are absolutely times when it makes more sense to do it one way or another.

January rent has not been paid to the property owner, as I am sure the lease spells out, but to someone else.

Try being an agent, your phone number is EVERYWHERE and you get targeted by a whole industry that wants to sell you the latest gimmick.Here is what helped me.I answer calls and when it's a telemarketer I will interrupt them and say very friendly (because I don't hate the poor person who gets paid to do this and coached to be ruthless): Hey, so glad you called, can you do me a big favor? 

My business partner owns a residential property in Seattle outright (the title is in their name and they paid all cash).

Sounds like there were some lean years but your persistence has paid off big time in terms of appreciation on both rents and home value.

My father and I just paid cash for a little less than a 2 acre lot in Summersville, WV.

Even if a title company were to manage the setup making sure all parties are paid, the cheap debt and cash flow would not be enough to be enticing to any investor even if midterm rental could yield a healthy return. 

The amount of extra principal paid is almost exactly equal to the amount of interest paid on the HELOC.
