Tenants must give notice on the 20th of the month BEFORE the last month (that is Mar 31 is end of lease.

I have this tenant (in GA) whose lease is expiring on Mar 31 of this year, but just got a notice from her that she will be moving out at the end of Feb and asked me to accept security deposit for March rent, which I absolutely don't agree to do.

We weren't informed and paid the rent duely on Mar 1st.

I've seen a lot of NOVA investors come down here and have awful CoC returns because they are thinking just because they can pay all cash for a house, that it automatically makes it a great deal (I used to manage REOs for HUD).
