Suggestion: Put up blinds of some sort or window coverings.

Being an OOS investor has it's own challenges and having a team that you can trust (not blindly) is very important to us.Hey Sunny! 

But given this is my first time, I wanted to ask if anyone's had experience with this and if there are any blind spots to my thinking. 

When we got the packet in the mail, we were blind sided by the large increase in rent.

In theory I pay others for this, but my CPA has not said anything - he blindly fills out schedule Es and I blindly pay my taxes, nor did the FA i paid $2K to look at my stuff raise an alarm. 

The way I see this is :1. not utilizing the calculator well enough (eg. undervaluing my rent estimation) 2. there is no good properties in the area to invest. 3. other issues that I may not see (blind spot). 

An LLC will NOT blindly protect you from liability.

or you can jump on Pace Morby's free facebook and talk to all those folks who swear they do this .. but it is the blind leading the blind not sure how much actually happens..Also your a prime target for fake lenders IE scammers and Crooks who will tell you they can do it your all approved we just need 500.0o or 1000.00 up front to get to the next level. you pay it they try to bleed you for as much as they can and then ghost you and your out your money.

Is that not a thing anymore or am I just blind?

Many also overpaid merely by being blinded by low interest rates.
