@Russell Brazil may as well get your input.For folks like @Bryan Wilson who just want to write 100 offers and do the real negotiation once in contract, why not find some new agent (or part timer) with no reputation to risk, and have that agent make a docusign template?

I can understand why you are looking to invest out of your area (CA), but you may as well know that you need a good set of eyes on the market and the property to find or create a deal where the profit is on your side.I currently live in an area where I create great returns, but I am moving out of the cold winters and heading south, so I have been selling of my properties.

A lawyer I spoke with online through RocketLawyer said it will probably cost me $1000 attorney fee to generate a demand document such as that and said I may as well split the difference of what GC thinks I owe him vs what he thinks he owes me (about 2k) and call it a day.
