Add to that the FHA Monthly mortgage insurance fee ( yes they charge twice) of .0050 X base loan 241,250 = 1206.25/12 months = 100.52 a month; add then monthly property tax escrow and monthly home insurance escrow to get to a final total payment.

I thought it would depend on bank appetite but I've heard back that vacancy isn't an issue so long as the property is self sustaining as is.I think there's a fine line between filling an open spot and resurrecting a dying center though.

You could also use a finance contingency if you like, but then you probably would not market yourself as a cash buyer.Hope this helps..Also we are able to buy CASH in the Orlando market, if that is where your deal is located.
