Any particular style of house that interests you?

It’s a good balance right now still competitive, but not out of control.Beyond the housing numbers, Oklahoma’s economy is thriving.

@Kyle Lamhypothetical example with simple numbers - you buy a house for 100K and fix it up for 50K.  

1) an investor will pay the least for your house.2) An assumable loan will only help if you owe at least 8-%, preferably 90% or more if the sales price for an owner occupant who will pay the most. 3) it’s been a VERY slow winter.  

We would buy this house all cash. 

I have been acting as an investor with 20% down on all of them so if it were a 4 unit going as a house hack with a lower down payment that might change things.

The house hacks have worked out for me over the years to help lower my cost of living, while building new skills and equity.

The first house I bought, I lived there rent free, AND mortgage free, while renting rooms to other people.

Does anyone have a suggestion for an app I could use when visiting houses so I could just bring along an iPad and jot down details/notes when I walk through the house and keep track of all the properties I've visited?

It costs the same thing to fix a hot water heater or remodel a bathroom on a $200K house as a $100K house.
