So far I’ve read “The Book on Rental Investing,“ “The millionaire Real Estate Investor,” “The ABCs of Real Estate Investing,” and have the “Managing Rental Properties” and “Buying Rental Properties with No Money Down” books on the horizon.

What is the average time Horizon on the existing leases?

We have to take in the best information that we have now and try to navigate the waters over the investment horizon. 

There's also a lot of potential appreciation on the horizon: the city is supposed be building a greenway on the block, there are a lot of construction projects in the neighborhood and a lot of new, high-end condos have recently completed construction a few blocks away.

Our investing horizon is simply too short to only buy in  bear markets and sell in bull markets.
