But presuming you are talking about doing the above, this is a high risk strategy.

This normally would not be an issue but the cost of the water/sewer is extremely high in this area and specifically because the meter is a one inch, the costs are much higher than a normal 3/4 inch on a non-duplex. 

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

We are in a constricted market cycle, low volume, strained budgets, high costs.

I am usually selling high-end properties and am used to multiple offers. 

Most professionals will recommend a separate LLC for every $1 million in assets, but I don't think that's necessary.
