I currently work as a traveling industrial electrician, but will be getting off the road come September as I’d like more stability, and I really want to househack.

For example, my electrician, plumber, HVAC guys, well guys, and so on will not be doing task that my handymen can do.

I can recommend a plumber, framer, electrician.

He was considering my house a remodel even though I stated everything in the home is original and that I was only repairing damage from the foundation and making some minor updatesHe required that I get an electrical permit for 5 new lights I had an electrician run for me.

I can tell you from my personal experience, even some licensed electricians aren't always clear on them.

I told her she could buy it, hire a licensed electrician to install at her cost, and have licensed electrician replace with original light upon moving out, also at her cost.I will note that in general, while you are always able to be nicer to your tenants, and there are times I think this is worthwhile, if you are not required to under NYC laws, I would not set precedent that you do these things for the tenant at any out of pocket cost or work for you.  

In other words, instead of having then GC hire the plumber, roofer, electrician, painter, etc......you hire them as needed directly.

I could go a step further too... in rehabbing the property, if I have a roofer, plumber, electrician, and painter perform work on the property (paid by the SDIRA), I could be considered a general contractor while not performing any actual work on the property or being compensated.

The home, previously owned by an electrician, was still inexplicably an electrical nightmare.

A good handyman is the next important resource, along with plumber, electrician and HVAC tech.
