Conversely, if you are purchasing a property for 200,000.00 and the appraisal comes back at 180,000.00, the bank is still only going to lend you 144,000.00 (making for an LTV of 72%) and you will need to come-up with the balance.Of course, if the delta between the sales price and appraised value is too large, many lenders will elect not to fund at all or, at the very least, will have many more hoops through which you need jump to prove the deal is fair.

. : $(15k-20k) ~I see a lot of delta here between a potential final asking price and a total project cost.All in all, I think that there is a market for this type of modern, "environmentally friendly" type of home, and I've seen news-stories on successful storage container homes that were built in Denver.Should I believe all of the hype, or am I drinking too much kool-aid?

I paid a point per year and 6% interest.So if I lend out at 2 points one point is gone to my money source... and I will make money on the delta 6% per year... but with tiny loans its such small money you simply cant make it workNow  one nice thing about the market is that conventional  banks have stepped into financing lower value rentals again..

To answer your question of why building more affordable housing is not more appealing, simple math - per square foot delta of building high-end vs mid-range is perhaps only 15%, but the delta in GPR is much larger.

Waiting a month or two is not that big of deal for the right property and the delta between a rent payment and the interest portion of the mortgage payment for that amount of time is not that much money relative to the earning potential of getting the right property.
