I'll rehab and brrrr if it makes sense but I'll either stabilize my real estate company a bit or move on something if a killer deal crosses my desk. always looking for small multi's on clevelands east side. 

Your brokerage is required to supervise you, and maintain all records of the transaction, just like any other client.

Getting to 30k or more a month on NET NET cash flow takes a boat load of capital or you need to be in the transactional side of the industry.  

I found similar patterns between all 5 companies: namely, they had taken on too many units, were over-charging me for things I didn't need, and weren't handling issues correctly (they would send out vendors who didn't know what they were doing, mis-diagnose issues etc.)No disrespect to the PMs on this chain or BP in general, but any third-party manager won't perform exactly the way you would like them to simply because of the constraints they are faced with as far as having so many units and owners to keep tabs on. 

I am also open to partnering on a transaction. 

We've had zero phone calls answered or returned, multiple promises or calls "tomorrow" to talk through issues unmetAt this point we've hired another PM (Sadly MidSouth Homebuyers, whom we have other properties with and have had nothing but excellent experience, wouldn't manage this location) who is now going through re-keying the property and assessing the state of the rehab.This was a test property for us, so we learned what we wanted to learn on this transaction.
