A very large potted plant or box planter right there would fix that. 

I deal with a lot of buildings in Chicago, so this may not help, but we have a TON of boiler buildings where the owner pays the heat, hot water, cooking gas and water.

I met a realtor/banker who was making DOT/Note loans for pot farms at 50% LTV, 12% interest and a balloon in 2 or 3 years.

It's that "shady-as-hell" crowd that are really stirring the pot and packing the bomb that's gonna blow back on everyone when it all blows. 

Basically, 25% down plus 6 months in reserves and then another pot of money so you don't toss all of your savings into a new investment.If you are planning on house hacking, you can cut the downpayment percentage way down.
